Btw do you have knowledge about these markets? If so...

(1)
where, if anywhere, do you see opportunity for an all-cash investor to make a good cash return on professionally managed residential property?

And
(2)
where if anywhere do you see opportunity for a residential real estate agent? I know a guy can sell 30-year leaseholds to other expats in Thailand...

Generally in Latin America you can sell real estate without a license, sometimes you need to be a resident, sometimes not. I'm sure Asia is tougher overall, but are there any places a newcomer can turn a buck doing some good?

One thing about selling homesteads to fresh expats, you will always be proud of your work!

EDIT:
I am STUNNED to find out that the videos you posted actually ANSWER my first question. BEST international real estate series I've seen. Actual numbers!!

Its getting tougher as prices have risen and the US dollar has weakened significantly against most Asian countries. But u can still find some deals which seem pretty attractive (if u are after high cash yields - 6-8%) in markets like Pattaya (since u r a cash investor, look for opportunities to buy in second hand market from desperate sellers of units a few years old or less in good rental areas (shoot for 20% below market) or perhaps Makati area in Phils. I think you're way too late for most of China, Taiwan, HK, SP, and S. Korea. Malaysia and Vietnam might have interesting opps but I never checked those out.

Patts is full of foreign real estate agents from Russia and the UK. A lot of the Russians doing that are tall hot blonds, lol.
